Wedgewood Houston is kind of a new phenomenon within the Nashville market. If you ask the average tourist on Broadway they won't have a clue what you are talking about when you make a reference to Wedgewood-Houston. That might be a different story if you were hanging out at a trendy local spot after the normal 9-5 however. The tiny area of the metro Davidson County map running from Craighead to Chestnut and 8th to Nolensville called Wedgewood-Houston is turning out to be a real diamond in the rough.
Most average real estate agents in Nashville might not even know about Wedgewood-Houston and the fact that real estate has quadrupled before anyone could even take notice has made Wedgewood-Houston an exciting new topic of real estate conversation in Nashville. It’s only a matter of time before everyone else takes notice and aim at investing in the new hot spot.I will give a brief run down of how I discovered this little neighborhood. I had a client that was in on the 8th Ave. thing back before it was the 8th Ave thing. He told me to look into Wedgewood-Houston and give the numbers a hard look. Much to my suprise this “undesirable” little patch on the map was making big moves. The next step was just hitting the streets to see what Wedgewood-Houston was all about.
I am driving with my client trying to soak in the neighborhood as best as possible. The first thing to grab my attention were all the amazing postcard views of Downtown with the Batman building standing out above the rest. The more turns we took around Wedgewood Houston the better the picture like views became. This is probably why the real estate varies from small bungalow homes to uber contemporary new construction homes with rooftop views. As we continued to drive around it was evident something quite curious was happening.
I realized we needed to get in to see houses asap! The next step was finding the right home to fit my clients wants and needs but still be affordable. This became a bit of a challenge but it was one we tackled with confidence.The first house we made an appointment to see in the neighborhood gave us a better idea of what kind of challenge we were facing up against in the Wedgewood Houston market. The house was a HPR(Horizontal Property Regime) that was priced pretty high for a neighborhood that still was so new on the real estate investment radar. It was about 50% completed with the smell of fresh saw dust and paint. It was a great layout for an HPR but something about it being attached with no yard threw us off. That led the hunt to a cool contemporary home that was part of a PUD.
It was priced around 12 South price per sq ft which was hard to believe already but when you realize you dont even have a yard it was a no go. The next chapter of the search would end with a Happy client in a great house with some property which turned out to be the hottest part of Wedgewood Houston. This area is moving fast enough that it may be looked at as an extension of 12 south and 8th Ave. Its amazing location to the interstate, 8th,12 south, Gulch and downtown is making Wedgewood Houston the place to be. Its only a matter of time before this little spot on the map is its own independent thriving neighborhood with restaurants and shops. The future looks very promising for the residents of Wedgewood Houston.
