Have you heard of German town? It's not a place filled with Germans but is a small little niche of Nashville that has seen unbelievable growth in recent years. This area is thriving and getting attention from all kinds of different real estate investors. It's like this small area of the Nashville map just blew up overnight. If you ask the average joe about German town odds are they have never heard of it. If you ask a local they will tell you its a new hot spot with lots to offer. Its convenience to everything downtown, beautiful views, farmer's market and new Sounds stadium has people buzzing. New condos, restaurants and shops are looking for real estate opportunities in this trendy revitalized neighborhood.
My first chance to get in the Germantown real estate game was with a client of mine from Boston. He was looking for a good investment but wanted a condo with a cool brick wall interior northern feel which was exactly what Werthan Lofts had to offer. This was before the new Sounds stadium was built. Germantown was still a newly revitalized neighborhood whose future was not clear yet. This guy bought into a condo around the 223 a sq ft and now it's valued around 345 a sq ft. These kinds of numbers are just one example of Germantown’s claim to fame in the Nashville real estate market over night.
Germantown has its own niche downtown because of its convenience. If you want to walk to a Sounds game and grab more than one of those tasty frozen whiskey cokes there is no need to worry about a driver. If you work downtown Germantown is a short bike ride away which will save you from paying parking tickets. If you want to hit the interstate and head to Opry Mills or head south towards Green Hills or Cool springs access to I-65 is a jump away. The row style homes popping up with the big roof top terraces to substitute having a yard is definitely becoming a trend in this neighborhood. It's positioned right behind the capital which sets it up for immaculate views of downtown Nashville.
The most underrated part of Germantown, in my opinion, has to be the local eateries. Whether its German/American food at the hot spot Rolf and Daughters or the up and coming Jack Brown's hangout there is something for everyone. This neighborhood's trendy restaurant options can definitely be attributed to keeping the real estate values in Germantown rising. As the neighborhood continues to grow the eateries will only become more diverse and offer new experiences for the residents of Nashville and Germantown.
My client that first introduced me to Germantown tells me now that he could not imagine leaving. He works downtown and has an active lifestyle which plays perfectly into what Germantown has to offer. I know this little niche neighborhood is only going to continue to prosper for years to come. I would not turn anyone away from investing in Germantown if they can afford it. It is the definition of a up and coming neighborhood.
