12 South is the definition of a real estate hot spot. It's an area of Nashville that has become a true diamond in the rough. 12 South was like a new discovery for investors and contractors looking for an area with potential to be an amazing investment. This exclusive neighborhood has a small town feel with upscale city style. While walking down the strip its hard not to notice all the beautiful people and elegant storefronts popping up one after the other. 12 South reminds me of a neighborhood out of a movie. Everyone always has a smile on their face and the landscapes are like a postcard. When you look at all the amazing food options, convenience to all of Nashville, and trendy shops it's no wonder 12 South real estate has skyrocketed over recent years.

 

It seems like articles are coming out every day from local and national publications referencing 12 South. Whether its about the food, shops or real estate there is something for everyone in the uber trendy neighborhood. I personally had my first taste of the 12 South cuisine at a cool spot called Burger Up. It was a celebratory dinner for a client of mine so we decided to walk up with our bottle of champagne thinking they might turn us away. Much to our surprise they embraced us and our champagne to a large patio table. The food was delicious and the service was great. This is a good example of how 12 South likes to treat its patrons. Residents of this neighborhood get to have their champagne and be walking distance from their front door. As a local real estate agent and young professional, I know how great these attributes can be.

 

12 South really began to gain notoriety when investors realized its location was one of its biggest selling points. It is smack dab in the middle of Belmont, 8th Ave, the Gulch, Green Hills and West End. When it comes to real estate a good realtor knows schools can be a big factor. 12 South offers great public schools which draws many young affluent families to invest in its real estate. This area seems to be running out of real estate which is driving prices through the roof. Everyone wants to be part of what arguably is the hottest neighborhood in Nashville even if it cost a pretty penny.

 

When you have A list celebrities like Reese Witherspoon who is originally a Nashville Native opening up a boutique shop on the 12 South strip you know something is going on. These kinds of headlines are starting to become the new normal in 12 South. It continues to grow and change as fast as it can considering the real estate has now become a premium. That shortage of real estate is leading interest in Wedgewood/Houston and 8th Ave direction where there still is some real estate available for development. We shall see how long it is before Wedgewood/Houston and 8th Ave start to look like 12 South. The transformations have already begun.

 

Everyone knows Nashville real estate is experiencing something exciting and historic but no one knows how long it will last. If I was a betting man I would not hesitate to buy into the Nashville market which is happening as we speak. Supply and Demand are the basic economic principles that rule the game. Over 80 plus people a day are moving to metro Davidson County which is hard to digest for many native Nashvillians. If I was buyer had the means of picking where to live in Nashville it would be tough not have 12 South as one of your potential neighborhoods to settle down in Nashville. Demand is historically high with inventory being extremely low so get in the Nashville real estate game while you still can.
