Who is Donelson? This question kind of defines the view of Donelson from most people if you tried to tell them about this up and coming pocket of Nashville. It doesn't really show up on the average middle Tennessee map. The recent Nashville real estate boom has led to areas such as Donelson being discovered by investors and first time home buyers alike. It has now gained notoriety as “ Hip Donelson” which is turning out to be a spot on description of this real estate diamond in the rough. Only recently has its developments begun to take concrete form and not just on paper in a Nashville Business Journal article. Donelson is starting to steal some of the spot light from East Nashville with its very convenient location and affordable home prices. Its schools have also started to see benefits of the Nashville boom.
The first time I was introduced to Donelson was at the beginning of real estate career under less than ideal circumstances. My client had found a great house in Hermitage which is outside Nashville city limits that the contract fell through at the last minute. My client was in a panic with nowhere to live so I had to find a house to show him asap. Nashville real estate inventory was extremely low like it is today but there was a beautiful brick home in Donelson I had to show my client. It turned out to be the best house he could have ever hoped for. The fact that Donelson is in Nashville city limits and was so convenient to downtown it made it an easy decision for my buyer. He recently just cleared over 60,000 dollars in about a year and a half which is one hell of a profit in a year and a half. This is just a simplified version of how quickly Donelson has turned from a real estate nobody to a hot somebody.
For those that don't, Donelson is a couple of exits between the airport and Hermitage on I-40. This is positioned in a prime location with its close proximity to the airport, Opry Mills Mall, Downtown, and East Nashville. This working middle-class neighborhood makes you feel right at home. When I first drove through Donelson it reminded me of the neighborhood I grew up in when I was a child. It has that kind of nostalgia feeling we all love. That's the kind of draw Hip Donelson has. I recently just moved my own sister and brother-in-law into a new Donelson home. The trend of young first-time homebuyers continues to be a big target market of Donelson. It's great public elementary schools and high schools have made this affordable area of Nashville real estate become a mini celebrity overnight.
My client and I were fortunate enough to show off how hip Donelson really is. We shot a nationally televised pilot for a real estate tv show called “Homes with Friends” on the FYI Network. It was a really cool experience but what made it great was being able to show off the neighborhood of Donelson and all it has to offer. One of the things that we talked about on the show was how affordable the housing was compared to other parts of Nashville city limits. Its great location to the airport, lakes like Percy Priest, dog parks, and opry mills. This neighborhood has truly become a Nashville diamond in the rough.
Hip Donelson isn't just the spot for young people to find an affordable house in Nashville. It is now on everyone's radar from the big-time real estate investor to the older retired couple looking to downsize. Since my client cleared over 60,000 I now tell all my clients and potential clients to consider Donelson if you want an area with a bright future and return on investment. When it comes to Nashville real estate it's only a matter of time before little Donelson is a developed hotspot for investment. I would advise anyone looking in Nashville for a good real estate investment to not overlook Hip Donelson.
